A New Day for Fay

Earlier this week, Wallick’s team held a groundbreaking celebration for the renovation of Fay Apartments in Cincinnati. Originally built in 1962, Fay Apartments sits on 79 acres on Cincinnati’s historic Roll Hill.

Today, 3,000 residents live in Fay’s 893 one-, two- and three-bedroom apartments. The $36 million renovation project will be 30 months long, from October 2010 – March 2013.

There will be $37,000 in renovations per unit, including: window and door replacements, kitchen and bath modernizations, furnace replacements, adding central air conditioning and complete roof replacements.

At the event, children who attend the child care center at Fay “knocked down” a portion of the old Fay. They also sang a song as the new name was unveiled, to illustrate the renewal that has begun.

 

 

 

 

 

 


Software Enhancing Service

Wallick is currently in the process of implementing a new enterprise-wide software solution for all of its communities — Yardi Voyager.

With this new system, reports and paperwork are streamlined and enhanced at the community level. Corporate's accounting processes are simplified. We’re also incorporating our Evergreen Materials procurement processes into the software. It will be a powerful tool for everyone.

Pilot testing began in September. Internal implementation with accounting and accounts payable starts on November 1. Implementation at communities begins in January and will be complete in about a year.

It has been our ongoing goal at Wallick to provide our customers with a premier level of service. We look forward to bringing this new solution to you.


 
 
     

"This is a new day for Fay, including a new name – the Villages at Roll Hill. It combines the site’s history with the enhanced sense of community we hope the rehabilitation will foster,” said David Hendy, Managing Director, Wallick-Hendy Development and Managing Member of Fay Development Group, Inc.

     

The work includes reducing the number of apartments to 703 and upgrading security including adding cameras, increasing on-site security staff and installing perimeter fencing. There also will be a welcome center at the entrance to the property.

When complete, this will be the largest green renovation of an affordable housing community in the nation. Wallick is seeking LEED certification for the project through the U.S. Green Building Council. Green features in the apartments include: energy efficient windows and doors, new HVAC systems, environmentally-friendly carpet and paint, low flow toilets, shower heads and faucets in bathrooms and kitchens and LED light bulbs in light fixtures.

Project funders include the City of Cincinnati, the U.S. Department of Housing and Urban Development’s Office of Affordable Housing Preservation, and Fay Limited Partnership.
